Buying a Naples Second Home with Jamie Chang

Buying a Naples Second Home with Jamie Chang

A second home should make sense on an ordinary day, not only during a beautiful showing. In Naples, that can mean deciding whether the priority is a morning on the beach, an afternoon on the boat, a walk to dinner or a residence with services that make seasonal ownership easier.

I met Jamie Chang at Sotheby’s International Realty’s Global Networking Event in San Francisco, where we spent time together during Supercars & Sightseeing, an event she co-hosted. That connection led to this introduction for my Tucson readers who are considering a home in Southwest Florida.

Jamie is a Global Real Estate Advisor with Premier Sotheby’s International Realty and leads The Chang Luxury Team. Her approach starts with a question I value in my own practice: how does the client actually want to live? Her answers are especially useful for buyers weighing waterfront homes, new construction and branded residences from outside Florida.

Who Jamie serves in Naples

Jamie works with luxury buyers, second-home purchasers and relocating families in Naples, with additional service in Marco Island and Bonita Springs. She has lived in Naples since 2003 and has been licensed since 2005. Her early experience in a family construction business informs the attention she gives to buildings, materials and the work behind a finished residence.

Her clients include people who cannot be in Naples for every tour, design decision or construction update. You can find her professional background on her Premier Sotheby’s International Realty profile.

Decide what access means to you

Waterfront is a broad description. A buyer imagining a boat outside the back door is asking a different question from someone who wants to step onto the beach. Jamie encourages buyers to distinguish the view from the access the property actually provides.

For a boating property, she evaluates the route to the Gulf, bridge clearance, water depth and dock configuration in relation to the buyer’s plans. A dock in a listing photograph does not answer those questions. Beach access, meanwhile, may involve different facilities and eligibility arrangements that need their own review.

The same care applies to neighborhood choice. Jamie describes Old Naples in terms of walkability and downtown proximity, Park Shore through its relationship to the beach and Venetian Village, and golf communities through club-centered living. The useful comparison is which setting supports the days the buyer expects to spend there.

Compare the residence and the ownership experience

New construction, an established home and a branded residence can serve different priorities. Jamie compares timing, services, upkeep and ownership costs alongside the design. A buyer who values convenience may welcome shared amenities and management, while another may prefer the control and responsibilities of a single-family home.

For a condominium, the building position, floor level, exposure and view corridor deserve attention. For a golf community, membership availability and structure need to be checked independently of the home.

Her new-construction work also includes reviewing the details behind a sales presentation: floor plans, finishes, construction progress, included services and competing inventory. Some opportunities require direct conversations with developers and local sales teams to understand what is actually available.

Plan for the work after the contract

Purchasing before completion requires decisions based on plans, specifications and a construction schedule. Jamie describes representation as an ongoing process that includes design coordination, updates, inspections and preparation for ownership.

For an out-of-state purchaser, the question is who will keep those moving parts organized locally. Association expenses, insurance responsibilities, possible assessments and the provisions of a developer contract also deserve property-specific review with the appropriate professionals. The goal is to understand the commitment before a buyer becomes attached to the finished vision.

For readers considering this type of purchase, Jamie’s overview of The Ritz-Carlton Residences, Naples provides a starting point for a conversation about the development and the alternatives she would compare.

A family retreat purchased from out of state

Jamie shared an example involving an out-of-state family seeking a new-construction vacation home near relatives in Naples. They wanted room for family gatherings, boating access and services suited to a secondary residence. Their schedules limited the time they could spend researching locally.

The family considered different residences within the development and other luxury waterfront or new-construction options. Because the purchase began early in construction, they had to evaluate floor plans, views, finishes and the intended living experience without walking through a completed home.

Jamie compared the available choices and worked with the clients and their financial advisory team to assess how the residence would function for both immediate family and visitors. She reviewed the turnkey furnishings and design package, coordinated requested adjustments, communicated with the developer’s representative and continued providing local updates.

The family selected a pre-construction penthouse at The Ritz-Carlton Residences, Naples. Purchasing early allowed certain interior choices to be adjusted while that was still possible. She has continued coordinating inspection professionals and resources for the transition into ownership.

A local conversation before a long distance decision

What I appreciate about this approach is the attention to how ownership will work after the initial excitement. A view, a floor plan and a recognizable development name all matter, but they are most useful when considered against the buyer’s priorities.

For my Tucson readers considering a move or second home in Naples, this is the kind of local conversation I would want them to have early. Contact Jamie Chang at [email protected] or 239.248.7558 to discuss your plans for buying or selling in Naples.
