Tucson Luxury Realtor Daniel Sotelo on Effort, Visibility, and “Yellow Turnouts”

There’s a line from my younger years that stuck with me all the way into my real estate career.

Before luxury real estate, before Sotheby’s, before open houses in the Catalina Foothills, I went through the Cadet Academy with the Tucson Fire Department. One of the captains, Captain Grimes, said something that always stayed with me:

“If your turnout gear is still bright yellow… you’re probably not getting any action.”

At the time, it was firefighter humor. The idea was simple. Clean, untouched turnout gear meant you probably weren’t out there doing the work. The firefighters with worn gear, smoke stains, and mileage on their equipment? Those were the ones putting in reps.

Funny enough, years later in Tucson real estate, I realized the same thing applies to open house signs.

Some agents have open house signs that look like they just came out of the wrapper. Perfect corners. No scratches. No sun fading. No wear.

Meanwhile, mine?

They’ve seen things.

They’ve been loaded into the back of my SUV at 6 a.m. They’ve survived monsoon winds in Oro Valley. They’ve baked in 108-degree Tucson heat in the Catalina Foothills. They’ve been set up for luxury opens in Pima Canyon, Ventana Canyon, Dove Mountain, and all across Tucson.

Yes, they’re still clean. But they’ve got mileage.

And honestly? I like it that way.

Because in this business, mileage means activity. It means consistency. It means showing up week after week when other agents stop. It means holding open houses when the market slows down. It means creating opportunities instead of waiting for them.

In luxury real estate, people often see the polished side of the business: the photography, the marketing, the beautiful homes, the social media videos. But behind every successful listing is a lot of work most people never see.

Directional signs at sunrise.

Last-minute showings.

Broker calls.

Marketing strategy adjustments.

Negotiations.

Following up when everyone else forgets.

The truth is, Tucson real estate still rewards agents who outwork the market.

Especially in luxury real estate.

The agents consistently hosting open houses, networking, previewing homes, studying the market, and staying visible are usually the same agents creating momentum for their clients.

That’s one thing I genuinely love about this business. Effort still matters.

And every time I’m loading up another stack of open house signs that have clearly “seen some action,” I still laugh thinking about Captain Grimes and those yellow turnouts.

Turns out the lesson had nothing to do with firefighting.

It was about showing up.
